Staging Tips for Selling During the Holidays
The holiday season is upon us, our calendars are filled with holiday parties, budgets are stressed by gift giving and the roads are filled with snow and people going to the mall. This is not your typical season for real estate, but there are still many brave buyers out there who are serious about purchasing. With some thoughtful festive décor, you can make those buyers want to ring in the new year in your home.
Holidays are personal and sacred, but you want to make sure your home stays neutral when you are trying to sell this time of year. This is the time to try and romance the buyer, not invite them over for an ornament exchange.
Try these tips to get home buyers in the spirit:
Clean and Stage
Before your think about bringing out the decorations, your home needs to be staged. If you home is already filled with knick knacks and clutter, the ceramic reindeer collection is only going to add to the sense of overcrowding. Take a step back before you start decorating for the holidays and get your home in tip-top, model home shape before you bring out the fake snow.
Create a cozy atmosphere
Typically, you are told to go the less-is-more route when staging your home, but adding few subtle things here and there will create a warm and festive feeling in your home. You could try a bowl of pine cones, an evergreen wreath, or a pot of cider simmering on the stove. You want to make buyers feel at home while they are looking at your house, you want them to linger and notice all of the beautiful features your house has to offer.
Complement your color palette
Before you start untangling your tinsel, make sure your holiday collection matches your current décor. If you’ve got an earthy color scheme, accent with rich tones like cranberries, forest greens and gold. If you living room is painted a soothing ocean-blue, skip the clashing red garland and opt for white snowflakes or a silver glass-ball wreath. You want your décor to seamlessly go with the rest of your home.
Accentuate the positive
Too many accessories may distract buyers, but the right trimmings can draw attention to your home’s best features. Dangle mistletoe in an arched doorway, or display your menorah on the ledge of a bay window; but please don’t block a beautiful view with stick-on snowflake decals or clutter an elegant fireplace with personalized stockings.
Go easy on the lights
Step away from the inflatable snowman, Clark Griswold. One person’s “merry” is another person’s “tacky,” so tone down any gaudy light displays while your home is on the market. Instead, use simple string lighting to play up your home’s architecture or draw attention to the gorgeous fir tree in your front yard.
Be an equal-opportunity decorator
Keep the live-sized nativity scene in storage this year, overtly religious displays may be off-putting to some buyers. When you are selling your home you want to attract any and all buyers. Try your very best to keep neutrality throughout your home while it is listed. No matter what religion you are, you are not going to feel offended by a nutcracker or mistletoe.
Be mindful of the tree
We are not asking you to forgo your tree, just asking that you think about your home when you pick it out. A tall Christmas tree can help you show off your two-story great room, but you don’t want the wide base to take up all of your floor space. If your living room is on the smaller side, save some space with a skinny tree. It may be the year to leave the kid’s kindergarten handmade ornaments in storage and trim your tree in a unified theme that coordinates with the rest of your home and holiday décor.
Clear the clutter
Remember that you are still trying to sell your home. Many people like to fill every last corner in their home with holiday decorations, but you still need to show off how spacious your home is. Keep out a few hints of holiday flair, but stash away the rest for now. We know you will miss your handmade keepsakes, but remember that next year you will be decorating and enjoying the holiday season in your new home.
