If you are buying a new construction home, there are a few things you should know. 

First of all, you need to pay careful attention to which home builders you choose. Interview builders, check out their online reviews, and see what kind of reputation they have. Make sure that they are a really good fit for you and that you enjoy their past work. You need to really do your research on builders to make sure that you will be happy with your new home. 

Next, don’t rely on the model home. A model home is usually built with all of the upgrades and amenities that a builder wants to showcase. You (or your agent) need to ask the crucial questions when touring a model home: What’s an upgrade? What comes standard with this type of home? 

That said, we highly recommend that you have your own real estate agent when you buy a new construction home. The agent you meet at the model home is there to protect the builder’s best interests, not yours. Your real estate agent acts as your trusted advisor to protect your best interests during the transaction. 

A real estate agent can also help you negotiate with the builder. There is not a lot of wiggle room when it comes to the price of a new construction home. Builders have to watch their bottom line and protect the value of future homes in that development. However, your agent can get you additional amenities, like fencing or sprinklers for your backyard. 

Finally, make sure that you document everything throughout the transaction. Keep those blueprints and make sure that all of your rooms are sized correctly. If you pay for any extra amenities, document that. Document everything to make sure that you get the house that you want.
